Building a new house in Fargo-Moorhead gives you one thing a retrofit never will: a wide-open wall and roof assembly with nothing in the way. That’s the moment to get the insulation right — because once the drywall hangers show up, the cheapest, most thorough opportunity to air-seal the whole envelope is gone for the life of the building. The trick is knowing exactly where spray foam fits in the construction schedule so it doesn’t hold up your trades or get squeezed out by them.
Short version: On a new build in Fargo-Moorhead, spray foam goes in after the home is “dried in” (roof on, windows and exterior doors set) and after rough-ins for electrical, plumbing, and HVAC pass inspection — but before drywall. That’s the insulation slot. Schedule the foam crew for that window, leave a day or two for it to cure and for the insulation inspection, and you’ll hit North Dakota’s Climate Zone 7 code without rework. Plan it now; don’t improvise it at framing.
Where insulation sits in the build sequence
Every new home in Cass and Clay counties moves through roughly the same order, and insulation has a fixed place in it:
- Foundation, framing, roof, sheathing — the structure goes up.
- Dried-in — roof, windows, and exterior doors are installed so the inside is protected from weather.
- Rough-ins — electrical, plumbing, and HVAC run their lines through the open framing, then get a rough inspection.
- Insulation — this is the spray foam slot. The cavities are still open and every wire and pipe is already in place.
- Insulation inspection, then drywall, then finishes.
Spray foam has to land in step 4. Go too early and you’ll be foaming over framing before the electrician has pulled wire; go too late and the drywall is already up. We coordinate with the GC so the foam crew arrives the day rough-in inspection clears.
Why new construction is the cheapest time to do it right
In a retrofit we’re working around finished walls, blown-in batts, and access hatches. In new construction the wall and roof cavities are completely exposed, so closed-cell foam can be sprayed directly against the sheathing, into every rim joist, around every penetration, and into the awkward spots — cantilevers, bump-outs, the floor over an unconditioned garage — that leak the most heat in a Fargo winter. Doing it once, correctly, in an open assembly costs a fraction of chasing those same leaks after the fact.
It’s also where whole-home spray foam earns its keep: you can build a genuinely airtight envelope, which is exactly what a Zone 7 climate rewards.
Hitting North Dakota’s Climate Zone 7 code
All of Fargo-Moorhead sits in Climate Zone 7, one of the coldest in the country, and the energy code reflects it. For a new home the targets a builder needs to clear are roughly:
- Ceiling / attic: R-49 (R-60 is increasingly common on high-performance builds).
- Walls: R-20 cavity, or R-13 cavity plus continuous exterior insulation.

- Basement / foundation walls: R-15 continuous or R-19 cavity.

Open-cell, closed-cell, or both on a new build
We talk through the full tradeoff in Open-Cell vs. Closed-Cell Spray Foam, but for new construction in the Red River Valley the usual recipe is:
- Closed-cell in the rim joists, basement walls, cantilevers, and anywhere on the cold side of the assembly — it’s the moisture and air control our climate demands.
- Open-cell for interior partition walls (sound) and sometimes the attic roofline if you’re building a conditioned, unvented attic.
Many Fargo-Moorhead builds end up using both, matched to where each performs best.
A few local timing realities
- Winter builds. Foam can be sprayed in cold weather as long as the home is dried in and the substrate is within spec — but a brutal January cold snap can affect cure and adhesion. We’d rather schedule around the worst of it than fight it.
- HVAC sizing. Tell your mechanical contractor the home is getting spray foam before they size the furnace. An airtight Zone 7 envelope needs far less heating capacity than a leaky one, and an oversized furnace short-cycles and wastes money.
- Rebates. Some local utilities and cooperatives — including Cass County Electric and Xcel Energy in the ND/MN service area — periodically offer efficiency rebates on new construction. Ask about current programs before you start; the paperwork is easier to file up front.
- Across the river. Building in Moorhead or Dilworth? Minnesota’s energy code is its own animal, but the Zone 7 insulation logic is the same — and we work both sides of the Red.
